there is a valid Assured Shorthold Tenancy Agreement a Section 21 Notice has been served on the tenant the notice period has expired and the tenant has not left the property
This service is not appropriate where a landlord wishes to claim for rent arrears. It is however possible for a landlord to use the accelerated procedure to evict the tenant and to claim the rent arrears separately.
