This service is intended as a quick, convenient and affordable method for a landlord or letting agent to instruct a solicitor to obtain possession of a property using the Accelerate Possession Procedure.
The Accelerated Possession Procedure is appropriate where:
- there is a valid Assured Shorthold Tenancy Agreement
- a valid Section 21 Notice has been served on the tenant
- the notice period has expired and the tenant has not left the property
This service is not appropriate where a landlord wishes to claim for rent arrears. It is however possible for a landlord to use the accelerated procedure to evict the tenant and to claim the rent arrears separately.
