This form of agreement is for use in those cases where the room is part of a house or flat which the owner occupies as his/her only or principal home so that an assured tenancy is not created. It is suitable for both furnished and unfurnished property.
Clauses in the document include:-
the period, amount of payment, deposit and method of payment. the usual obligations on the tenant including;- contributing to bills including council tax
- keeping the room in a good state
- not making any alterations without consent
- not letting out the room without consent
- not causing any noise or other nuisance
- using the room for residential purposes only
- not keeping pets or other animals without consent
the usual obligations on the landlord to - repair the structure and exterior of the property and
- to keep the property insured.
