This letter is designed for use by an assured shorthold landlord whose tenant behaved in a manner which has caused or is likely to cause nuisance, disturbance or annoyance to others. Before sending this letter, the landlord must be sure that the alleged behaviour has in fact taken place and is in breach of the tenancy agreement. In the letter, the landlord makes it clear that unless the tenant’s behaviour ceases immediately, he will take court action to recover possession of the property and compensation.
