A Section 21 Notice (or Notice to Terminate) gives the tenant 2 months notice to vacate the property and is appropriate where;
there is a valid Assured Shorthold Tenancy Agreement
the fixed period of the tenancy has expired or is due to expire
you do not want/need to recover rent arrears
The advantages of serving this Notice are;
there is no need to prove any 'ground' to end the tenancy
if the tenant does not leave you can use the accelerated possession procedure to evict
