A Section 21 Notice (or Notice to Terminate) gives the tenant 2 months notice to vacate the property and is appropriate where;

  • there is a valid Assured Shorthold Tenancy Agreement
  • the fixed period of the tenancy has expired or is due to expire
  • you do not want/need to recover rent arrears

    The advantages of serving this Notice are;

  • there is no need to prove any 'ground' to end the tenancy
  • if the tenant does not leave you can use the accelerated possession procedure to evict
