Assured Shorthold Tenancy Agreement

This Agreement is available in the following versions:

• where one or more tenants are occupying the whole of a flat or house
  
• where renting a room in a shared flat or house
  
• where the landlord lives in self contained accomodation in the same building (so long as it is not a purpose built block of flats)
  
• where the rent is over £25,000 per annum
  
• where the tenant is a limited company

Each Agreement is further adaptable for weekly and monthly rent payments. We can also include standard variants as follows:

• Guarantor - includes a guarantee clause
  
• Break clause - where the tenancy can be ended early (for use with tenancies with a longer term)
  
• Variable rent clause - where the landlord can specify a different method of payment (for example for student lets where the tenants wish to pay all the rent for each term in advance)
  
• Bills included - where the bills (such as gas and electricity) are included with the rent
